This book is not going to teach you how to avoid all the mistakes that you could make when buying property.  What it will do is teach you who you can ask and what questions to ask, and when, so that you can avoid the most common mistakes.

The author is an expert in the field.  This book really only takes about 30 minutes to read.  However, it is packed with information that will educate the potential home buyer.

We give Home Buying In 30 Minutes all five stars.  We think it is well written and probably one of the best small investments one could make before attempting to make one of the largest investments most people will every make.

There are so many books out there on “The Only One Way to Invest” that it will make your head spin.  Almost all of the books we read on investing start out by telling you what is wrong with all other forms of investing and why theirs is the one and only way to invest your money to earn an income.

The Employee Millionaire - Personal Workbook: How to Use Your Day Job to Become a Millionaire with Rental Properties by H J Chammas  is different.  He does give a little comparison and contrast between investing in rental property and investing in stocks and bonds.  In this case, he actually gives the pros and cons for both.

Nowhere in the book does Mr. Chammas tell his readers it is going to be easy.  He does not tell you that checks will pour in while you sip on umbrella drinks.

This book tells you how to get started on a fairly moderate income and then roll it into owning and renting out multiple properties.  

He takes his readers through the whole enchilada.  He tells readers about the process of getting pre-approval for a loan and then finding properties and making an offer.

He even tells his readers what they need to take to the closing on a sale of property.  He attempts to make this “white-knuckle” event much less stressful.

Readers are given links to online forms that help with the whole process from start to finish.  He even takes his readers through getting their budget in line before they start.

We truly believe The Employee Millionaire is a must read for anyone attempting to find a way to add to their income in the least stressful way. This book will make a great gift for that would-be investor on your gift giving list.  We give it all five stars.

Book Review: Master Your Business Cash Flow: Grow the Company You Love, Live the Life You Want Now by Albert J. Zdenek

Cash is king!  Anyone who owns a business, or is learning about business, is taught that early in their education.  

In his new book, Master Your Business Cash Flow: Grow the Company You Love, Live the Life You Want Now,  Albert J. Zdenek gives business owners a few more tools for their toolbox.

It is unlikely that Zdenek and I will ever see eye to eye when it comes to debt.  However, one must realize that his company is valued in the millions, where as the company my wife Suzanne and I have has a net worth of negative 205.80.  Yes, we managed to reach that level with a grand total of 34¢ in revenue.

All joking aside, Zdenek makes a very good case for using debt to finance your business. It does make sense to use other people’s money whenever you can to finance your business.

Having once worked as a collection agent, it is hard for me to understand that there are people who are backed up about asking people for the money they owe their company.

Book Review: The Income Miracle: How to Use Life Insurance for a Safe and Tax Free Income Stream by Marc Aspen ISBN: 9781532379796

The booklet The Income Miracle: How to Use Life Insurance for a Safe and Tax Free Income Stream by Marc Aspen actually bills itself as an article.  It is short, only 20 pages, including the appendix, but it contains loads of information.

One may ask, “Is a twenty page booklet really worth the cover price?”  We would answer that by asking you, “If Warren Buffett offered to sell you a single sheet of paper that contained the secret of how he got wealthy, what would that be worth to you?”

The concept detailed in this book is not new, it just isn’t talked about a lot.  We have reviewed two other books regarding the same subject in the last few months.  This is not new. Many financial gurus will tell you that this method does not work. They advise you to buy term life insurance and invest in stocks and bonds.  I believe these gurus are wrong.

If I had known about this back several years ago, I would be much better off today.  If I had listened to my father, who had actually sold insurance years ago, I would have had this type of plan.

Aspen does not tell you that this way is the ONLY investment you need, like so many other investment books we have read, and there have been hundreds.  He does suggest that this is a part of your investment plan.

Book Review: Heads I Win, Tails You Lose: A Financial Strategy to Reignite the American Dream by Patrick H. Donohoe ISBN: 9781544510842

If we had to sum up the book Heads I Win, Tails You Lose: A Financial Strategy to Reignite the American Dream by Patrick H. Donohoe in just one word, that word would be “Refreshing”.

This book is refreshing because the author isn’t one of those One Trick Pony authors.  You know what I mean. If you read a book on real estate investing, the author talks about how great an investment real estate is and how bad every other investment is. Donohoe doesn’t do that.

The author does tell us about how different investments actually fared over the years, and how his plan of using insurance to steady out the cash flow is not an “or” investment, but an “and” investment.  In other words, his method is a part of a good investment strategy.

One of the really great things about this book is that readers are given the history of different investments,  why they were created and how they are being used today. He gives his readers the history of the insurance industry and how safe it actually is.

By now, we have read multiple books on investing which really turn out to be sales brochures for a particular company and really expected this book to turn out the same way.  The author’s company is mentioned a few times but, unlike most other books, he actually tells his readers how they can find this information for themselves, but emphasizes that his company is there to help.  He invites us to use free tools on his website.

We give Heads I Win, Tails You Lose: A Financial Strategy to Reignite the American Dream all five stars.  We have over 53,000 books here at McClendon Villa waiting to be reviewed.  This book makes the extremely short list of books that will become a permanent part of our library.  Of course, the Holy Bible is one we would not part with. Other than that, our list has now grown to a total of three books.

These books are: Master Your Cash Flow: The Key To Grow And Retain Wealth by Albert J. Zdenek Jr CPA/PFS, My Years with General Motors by Alfred Sloan, and now Heads I Win, Tails You Lose: A Financial Strategy to Reignite the American Dream by Patrick H. Donohoe.

We think it is refreshing to see an author not promote his idea as the only tool in the toolbox.  We think you will, too.
